A successful home build project starts with a solid plan and a general contractor that understands how to work in mountain environments. Heavy snow, cold winters, site conditions, local building requirements, and a shorter construction season influence decisions long before the first wall goes up.

Night Shift Construction builds custom homes throughout Driggs and Teton Valley with a straightforward approach: plan carefully, practice clear communication, work with trusted local trades, and use quality materials for long-term performance.

Planning in the Tetons: Start With the Property

The Location

Embracing Mountain Living

A custom home should not feel like a generic floor plan dropped onto a piece of land. Your property influences the house from the beginning. Views, sun exposure, driveway access, topography, drainage, utilities, privacy, and surrounding homes can all affect where the structure sits and how the home takes shape.

Thoughtfully designed floor plans might prioritize panoramic windows toward the Tetons, covered outdoor living areas, a functional mudroom for winter gear, or garage space designed around the way you use the property. The point is not to add features because they are expected in a luxury home. It is to create a house that makes sense for you.

Before residential construction plans are finalized, your builder and design team should understand:

  • How you plan to use the home year-round
  • The property’s access, grade, drainage, and utilities
  • Where you want privacy, views, and natural light
  • Your vision for indoor and outdoor living
  • Your budget and where you want to invest
  • Any site or jurisdictional requirements that could affect the build

Having these discussions early can prevent expensive changes once construction is underway.

What to Know Before Building a Custom Home in Driggs

The Process

03

Designing a house that looks good in the mountains and building one that also performs well are two very different things.

A home in Driggs has to respond to its specific property and the realities of Teton Valley. That means evaluating the site, understanding the applicable building requirements, and accounting for the climate before construction begins.

Working with a team like Night Shift that has a deep understanding of the region and has expertise in custom home plans can mean the difference between dream concepts and a home built for real life.

Key Considerations Before Breaking Ground

Energy efficiency is crucial for new construction.

In the Teton Pass, insulation, air sealing, window placement, HVAC systems, and building orientation all affect how efficiently your home performs through long, cold winters. These early planning decisions also influence everyday comfort, from keeping rooms at consistent temperatures to reducing drafts and unnecessary heat loss.

Energy-efficient homes also reduce heating costs by 30-50%, with properly sealed windows alone saving 25-30% of energy loss.

Make smart choices during the planning and construction process to help your home perform well for years to come.

New construction in Driggs requires more than architectural drawings.

The City of Driggs requires building permits for new construction and uses zoning standards governing factors such as setbacks and building height. Certain properties may also face additional requirements based on location, including design review, floodplain, grading, or other development standards.

Even setbacks are property-specific. The city notes that they depend on the zoning district, while utility easements can further limit where you can place a structure.

Properties within Driggs city limits and properties elsewhere in Teton County may not follow the exact same review process.

Properties within Driggs city limits and properties elsewhere in Teton County may not follow the exact same review process. Your builder should handle permitting and confirm the applicable requirements before finalizing plans.

The City of Driggs lists an 85-pound-per-square-foot ground snow load, a 36-inch frost depth, and Climate Zone 6B among its current building design criteria.

Those conditions affect how we build from the ground up. We consider roof pitches and snow-shedding areas, structural load paths, proper framing, foundation depth, site drainage, and durable exterior materials based on the home and property.

We also think about what happens when that snow melts. Proper grading and drainage help move water away from the structure, while snow-rated roofing and durable siding are selected with repeated exposure to snow, moisture, and freeze/thaw cycles in mind.

These are not finishing touches. Quality craftsmanship helps the home handle Teton Valley conditions for the long term.

Most new homeowners don’t realize certain construction phases must be coordinated around a shorter workable building season in Teton Valley

Architecture, engineering, costs, permitting, material selections, subcontractor scheduling, and long-lead orders can all happen before construction begins.

Custom home projects typically take 12 to 18 months in Teton Valley, but once work is underway, site conditions, project complexity, material availability, weather, and local trade schedules can affect the timeline.

The more decisions your team can resolve before crews arrive on site, the fewer surprises there are and the more exceptional results you’ll achieve. Night Shift works closely with subcontractors throughout the entire process so clients can be as involved in the new build as much or as little as they choose.

Our Custom Home Building Process

Our approach to custom home builds in theBuilding a custom home involves hundreds of decisions, but the process itself should feel clear.

Every Night Shift project starts with a conversation about your property, vision, budget, timeline, and where you are in the planning process. You may need a design-build team to take the project from concept through construction, already have an architect and plans underway, or be looking at a major renovation instead of starting from scratch.

Our role is to understand what you are bringing to the table, build the right team around it, and keep the project moving forward with a focus on attention to detail and expert craftsmanship.

Different Plans, Same Attention to Detail

Starting with a property and a vision? A design-build approach brings the design and construction sides of the project together from the beginning.

We work with you through early planning, design, budgeting, and construction so decisions are made with the finished home, site, and budget in mind. Having construction involved early can also help identify practical issues before they become expensive changes in the field.

The result is a customized home developed around your property, lifestyle, and priorities rather than a predetermined plan.

Badger Creek Ranch

Tetonia, Idaho

Night Shift Construction completed Badger Creek Ranch in Tetonia, Idaho, in October 2025. The 5,150-square-foot custom home includes five bedrooms and 4.5 bathrooms, and the team completed it in seven months from groundbreaking to handover.

Designed in collaboration with GPC Architects, the clients wanted a home that felt rooted in the Mountain West without sacrificing refinement. Reclaimed barnwood siding, natural stone, black standing-seam roofing, and strong architectural lines brought that vision to life.

The less-visible details were regarded with the same level of importance. A heated three-bay garage, underground drainage system, covered porches, and a 120-foot boulder retaining wall were built around the property’s realities and mountain living.

Expert craftsmanship is not one finish or feature. It is the attention given to the entire structure, from the work behind the walls to the details you see every day.

FAQs

Everything you need to know about working with custom home builders in Teton Valley.

No single cost per square foot accurately represents every custom home in the Driggs community. Your property, site work, square footage, architecture, structural requirements, materials, and level of finish all affect the budget.

We start by discussing what you want to build and what you are comfortable investing. From there, we can help identify where the budget needs to prioritize structural performance and durability versus where you have flexibility with finishes and premium upgrades. The earlier we have that conversation, the easier it is to keep the plans and budget aligned.

Night Shift Construction is owned and led by Zach Schuster, who founded the company in 2020 and brings a hands-on approach to custom home building in Teton Valley.

Zach is directly involved in every project, coordinating subcontractors, inspections, permitting, sequencing, and day-to-day construction.

That attention extends to the technical side of the build. Zach’s wife, Jessie, is a structural engineer, and her expertise has helped shape Night Shift’s approach to building homes that are structurally sound, efficient, and designed for long-term performance in the Tetons.

By taking on a limited number of projects each year, Zach remains involved from early planning through the final walkthrough instead of handing clients off once construction begins.

Ideally, before your plans are completely finished.

Early involvement gives us time to discuss the property, budget, constructability, materials, schedule, and local requirements while changes are still easier to make. If you already have completed plans, that’s fine too. We can review what you have and determine what needs to happen to move the project toward construction.

You also do not need to own land yet. If you are considering a property in Driggs, talking with a builder early can help you understand which site conditions deserve a closer look.

Night Shift builds custom homes and completes high-end residential construction throughout Teton Valley, including Driggs, Victor, Tetonia, and Alta.

Yes. Many custom and second-home projects in Teton Valley involve owners who cannot be on site every week.

Before construction begins, we establish how decisions, approvals, and project updates will be communicated. During the build, we keep you informed about progress, upcoming selections, schedule changes, and decisions that need your input. Photos and direct communication allow you to see what is happening without relying on occasional trips to Idaho.

When something requires a decision, we bring it to you with the context you need to make it. You should not have to chase your builder to find out what is happening with your home.

Before completion, we walk the home with you and identify any final items that need attention. We address those details as the project moves toward handover, and you receive clear warranty documentation for your new home.

More importantly, our involvement doesn’t end at completion. If something isn’t right after you move in, we want to know. We stand behind our work and address warranty items directly, so you don’t have to figure out which subcontractor to call.

Ask about experience building in Teton Valley, completed projects, local trades, project management, communication, warranties, and how the builder approaches snow, drainage, site conditions, and long-term durability.

You should also understand who will manage your project and communicate with you once construction begins. A custom home can take months to build, so the working relationship matters just as much as the portfolio.

Yes. We help clients choose materials and finishes based on the design, budget, durability, availability, and performance in Teton Valley.

Our projects have included reclaimed barnwood siding, natural stone, standing-seam metal roofing, triple-pane windows, custom white oak and steel details, durable flooring, custom millwork, built-in mudroom storage, radiant-heated floors, and high-end appliances like Thermador.

At Badger Creek Ranch alone, the clients selected reclaimed barnwood siding, an 18-foot stone fireplace, a custom white oak and steel staircase, and Thermador appliances. Those details gave the home its character, while more performance-focused choices were made for the realities of mountain living.

We also coordinate selections with the construction schedule so materials are approved and ordered when they are needed. You choose what reflects your style and priorities; we help make sure those choices work with the design, budget, and build as a whole.
